Why It's Different
Selling one property at a time to individual buyers is slow, and it exposes you to inconsistent pricing, drawn-out timelines, and the risk that one deal falls through and disrupts your whole exit plan. A portfolio needs to be packaged and marketed the way investors actually evaluate deals — by cap rate, NOI, and unit economics, not curb appeal — and put in front of buyers who want scale: other investors, small syndicates, and 1031 exchange buyers looking to deploy capital quickly into cash-flowing assets.
Timing matters too. If you're doing a 1031 exchange, your sale needs to be sequenced correctly against your replacement property purchase. If you're spreading a sale across tax years for planning purposes, your closings need to be coordinated deliberately, not left to chance.
