3 Ways an Investor-Friendly Agent Can Work Differently for You

Not every seller needs the same process, and an agent who also thinks like an investor can offer real flexibility depending on your situation and timeline. Here are three different ways that can play out.

  • Conventional listing — full transparency on pricing and comps before listing, with no games around pricing expectations. This is the right fit when a property is in good shape and the market supports a strong traditional sale.
  • Direct sale — a cash, as-is offer directly, skipping showings and the listing process entirely, similar to a trade-in. Line-by-line repair cost transparency means you know exactly why the number is what it is.
  • Fix and list — the property gets fixed up first, then listed. Commission is calculated on the pre-repair value, the repair investment gets recouped, and any additional profit from the uplift is split between the seller and the agent. For example: a property with a $200,000 as-is value that takes $25,000 in repairs and sells for $300,000 — commission is calculated on the $200,000, the $25,000 is recouped, and the remaining $75,000 in additional profit is split.

The right path depends entirely on your timeline, the property's condition, and how much involvement you want in the process.
