What makes an agent investor-friendly isn't a certification or a marketing label — it's whether they genuinely understand cap rate, ARV, ROI, and the tax implications that come with investment property, ideally because they've invested themselves, not just sold real estate to people who have.

What a good investor-friendly agent actually does for you

  • Finds the right properties — pulls ARV-relevant comps that are recently updated, not just recently sold, understands neighborhood appreciation trends, and helps you gauge rents against your mortgage payment before you buy.
  • Gets you access to more properties — works off-market deal sources, including relationships with wholesalers, which means less competition than everyone bidding on the same MLS listings.
  • Helps you calculate ROI properly — including something like the 70% rule (ARV times 80%, minus repair costs, sets your maximum purchase price for a healthy return target), and walks through rental ROI accounting for taxes, property management, maintenance, income, and appreciation together.

Questions worth asking before you commit to an agent

  • How much experience do you have specifically with investors, not just homebuyers?
  • Have you worked with out-of-state investors before, and what does that process look like?
  • Do you personally invest in real estate?
  • How do you actually find profitable deals — what does your pipeline look like?
