Waldo and Brookside are two of Kansas City's most established residential neighborhoods — tree-lined streets, walkable shopping districts, and a tenant base weighted toward young professionals and graduate students near UMKC. The housing mix here leans more single-family than Midtown or Northeast, but well-located duplexes and small multifamily buildings do come to market, especially toward Waldo's outer edges where price points stay more accessible.
This isn't a market for chasing the highest cap rate — entry costs run higher than Northeast or KCK, and returns lean more on steady appreciation and low vacancy than aggressive cash flow. What you get in exchange is a duplex that rarely sits empty and a neighborhood with real long-term demand: good schools relative to the urban core, strong walkability, and consistent renter interest from tenants who want to stay for years, not months.
