Johnson County
Johnson County — Overland Park, Olathe, Lenexa, and the surrounding suburbs — is the highest price-point, lowest-cash-flow submarket I work, and that's by design for the investors who choose it. Multifamily inventory here is thinner than in the urban core (this is overwhelmingly single-family territory), but duplexes, triplexes, and new-construction small multifamily do come to market, often in top-rated school districts like Blue Valley.
What you're paying for is stability: Johnson County has some of the lowest vacancy and highest tenant quality in the metro, driven by strong employers, excellent schools, and a renter base that includes families who'd buy if they could find the right house. New-construction triplexes and twin-villa product have started showing up here too, giving investors a lower-maintenance, higher-price-point alternative to older urban multifamily stock.
This is where I point investors who want KC-metro exposure without the renovation risk of an older building — fewer surprises, but you're paying a premium for that certainty.
