The neighborhood's housing stock skews older and more value-add: expect renovation upside rather than turnkey condition on most deals.
That lower basis is exactly why cash flow tends to run stronger here than in the city's more polished corridors — investors willing to put work into a property are generally rewarded with rents that outpace the purchase price faster than in higher-cost neighborhoods. The area sits minutes from downtown and the Crossroads, and ongoing redevelopment projects in the neighborhood are steadily improving both perception and comps. This is a strong fit for investors focused on cash-flowing 2-4 unit assets rather than pure appreciation plays.
