Inspections for Kansas City Investment Properties

Hey, everyone. I just finished up an inspection here at one of the properties we just put under contract for an investor. I get questions and calls all the time, “What should we get inspected whenever we have an investment property under contract?” Or if we have a house that a client might want to move into, “What things should we get inspected?” And typically whenever we have inspections done, we either have the inspectors inspect just the major items such as foundations, roofs, electrical, plumbing, that type of thing, or if it’s something, a house that somebody’s going to move into, we’ll have a whole home inspection done. And so they’ll go through the whole house, top to bottom.

The reason we don’t do that on an investor inspection is that more than likely the investor is probably going to go through and gut the house. And in this house, you can see some of the things that are going on. Wallpaper is shot and really old, flooring’s going to need to be replaced. Going to the bathrooms, they’re pretty much the same. But this house is going to be a gut job, so there’s not really any point in going through and spending all that time and money inspecting all of those little things whenever they’re going to be ripped out and replaced anyway. But we did have the foundation inspected, the roof inspected, the HVAC system, the electrical, all of that, just to make sure that those were going to be in good shape, or at least so we knew what type of work was going to have to be done. So, that’s it.
